What Initial Correction Means
Some lawns need preparation before a care plan will actually work.
Initial correction is one-time work that fixes conditions preventing grass from improving. That can include relieving heavy compaction, correcting poor drainage or water coverage, rebuilding density where turf is lost, and resetting the site so roots can grow.
Think of it as preparing the system, not maintaining it. Just like sod farms prepare soil before seeding, some residential lawns need preparation before ongoing care makes sense.
This work is handled as a defined project before a care plan begins, so monthly care starts from conditions that can actually improve instead of constantly fighting the same limits. Separating correction from the care plan keeps pricing fair and transparent. Bundling it into a monthly fee would either underprice the work or overcharge clients who do not need it.

Correction Pricing
A one-time project price based on square footage and site conditions.
Per Square Foot
$0.60–$1.00
One-time correction
Example: 5,000 sq ft lawn
$3,000–$5,000
Equipment, materials, labor, disposal & setup
The exact price depends on soil compaction level, amount of topdressing material required, overseeding rate, equipment and labor needed, and irrigation adjustments required. That pricing covers equipment, materials including seed, soil amendments, and fertilizer, labor, disposal and cleanup, and the professional setup needed so ongoing care can actually work.
Correction vs. Sod: An Honest Comparison
We offer both, so we can recommend the option that fits the site instead of forcing one answer.
Option B: Renovation With Sod
Advantages
- Instant green
- Uniform appearance quickly
- Predictable short-term outcome
Trade-offs
- Higher upfront cost
- Transplant stress
- Still requires professional care afterward
- Can decline if underlying issues remain
$8,000–$14,000+
Typical installed cost for a 5,000 sq ft lawn
Option A: In-Place Correction & Recovery
Advantages
- No tear-out or disposal
- Deeper root systems long term
- Grown where it lives
- Lower environmental impact
Trade-offs
- Takes time
- Requires patience and consistency
- Visual payoff is gradual
$3,000–$5,000
One-time correction cost for a 5,000 sq ft lawn

How the Evaluation Works
Four steps from first call to a clear plan.
Schedule Your Visit
Fill out our short form or give us a call. We will find a time that works for your schedule.
We Assess the Site
We look at soil condition, water coverage, sun and shade, traffic, pets, play, and the overall state of the turf.
We Compare the Options
We show what correction would realistically achieve, what sod would realistically achieve, what each option costs, and what ongoing care looks like afterward.
You Get a Clear Recommendation
You choose based on budget, patience, and desired outcome. If a subscription makes sense, we recommend the lowest level that will actually work.
Why We Offer Both Correction and Sod
Because we install sod and manage in-place recovery, there is no incentive to oversell either. We do not force a solution that does not fit, and our recommendations stay grounded in reality.
Some lawns are salvageable. Others are better replaced. Our job is to be honest about what will work, what will not, and what it costs either way. That transparency protects your investment, and it is how we prefer to work.
Both options follow the same biology. They are simply different ways of paying for the process.

Find Out What Your Lawn Actually Needs
We start with information, not a pitch, so you can decide between correction, sod, and ongoing care with a realistic picture of outcome, cost, and timing.
